The Market: Despite all the hoopla from various areas of the Province that the market is booming again, the Central Okanagan Real Estate Market is pretty much channel trading in the 425 to 450k range for a residential single family home. Days to sell are steady around the 85 mark and the list to sell ratio just under 94% although it has creeped up a couple points in townhome and condo sales.
The bright light is that inventory has dropped by about 300 homes etc., thus creating a touch of a sellers market in an overall buyers market condition. This is also typical of this time of year where folks want to wait until after the holidays to list their home.
Steady as she goes for both sellers and buyers but if you are thinking about selling I recommend get “in the market” by the 15th of January 2010. The Olympics are coming fast, there is tons of snow on the mountains already and there is sure to be a ripple effect of high energy from this world event.
Announcements: Laurie Jones whom so many of you have come to know over the last three years, has decide to run away to Mexico with the love of her life and so will be leaving the team next month for the sunny skies of Puerto Vallarta (or somewhere near there, she’s not telling exactly where it is)
